Georgia First-Time Home Buyer Programs 2026: Georgia Dream Guide

Rates Updated: June 27, 2026
Georgia first-time home buyers can get $10,000 in down payment assistance through the Georgia Dream program — and $12,500 if you are a teacher, nurse, first responder, or have a household member with a disability. Run by the Georgia Department of Community Affairs (DCA), Georgia Dream pairs a below-market first mortgage with a 0% interest second loan that only comes due when you sell or refinance. With Georgia's median home price around $375,000, this assistance covers most or all of an FHA down payment. This guide covers every Georgia Dream option, 2026 income limits, and how to apply. Georgia Dream First Mortgage

The Georgia Dream first mortgage offers 30-year fixed-rate FHA, VA, USDA, and conventional loans at rates typically 0.25-0.50% below market. It is available for 1-2 unit properties, condos, and townhomes statewide.

First-time buyer means no ownership interest in a primary residence in the past 3 years — the requirement is waived in targeted areas (which cover much of rural Georgia and parts of Atlanta) and for qualified veterans.

Minimum credit score is 640. Income limits are approximately $96,000-$130,000 depending on county and household size, and the purchase price limit is around $425,000-$500,000. See our FHA vs conventional guide for loan-type help.

  • 30-year fixed-rate FHA, VA, USDA, or conventional loans
  • Rates typically 0.25-0.50% below market
  • Minimum 640 credit score
  • First-time buyer (waived in targeted areas and for veterans)
  • Income limits ~$96,000-$130,000 by county
  • Purchase price limit ~$425,000-$500,000

Georgia Dream Standard DPA: $10,000

The Standard Georgia Dream DPA provides $10,000 for down payment and closing costs as a 0% interest second mortgage with no monthly payments. The balance is due only when you sell, refinance, transfer, or pay off the first mortgage.

On a $350,000 Georgia home with an FHA loan, $10,000 covers most of the 3.5% down payment ($12,250). For conventional buyers putting 3% down, it covers the entire down payment on homes up to $333,000.

Because there is no forgiveness schedule, the full $10,000 comes due when you exit — but with 0% interest and no monthly cost, it is effectively free money while you own the home.

  • $10,000 for down payment and closing costs
  • 0% interest, no monthly payments
  • Due at sale, refinance, transfer, or payoff
  • Covers most of an FHA down payment on typical Georgia homes
  • Must pair with Georgia Dream first mortgage
  • Minimum 640 credit score

Georgia Dream PEN & CHOICE: $12,500

PEN (Protectors, Educators, and Nurses) provides $12,500 — 25% more than the standard DPA — for buyers in public service careers. Eligible professions include police officers, firefighters, EMTs, active military and veterans, public school teachers and employees, and healthcare workers including nurses, doctors, and hospital staff.

CHOICE provides the same $12,500 for households where a member has a disability — whether that is the buyer, a spouse, a child, or another household member.

Both programs use the same 0% deferred second structure as the standard DPA. If you qualify for either, always take the enhanced amount — it is free money with identical terms.

  • PEN: $12,500 for police, fire, EMTs, military, teachers, healthcare workers
  • CHOICE: $12,500 for households with a disabled member
  • Same 0% deferred second structure as standard DPA
  • Broad eligibility — most public employees and healthcare workers qualify
  • Must pair with Georgia Dream first mortgage
  • Verify your profession qualifies with a participating lender
